Time Impact Analysis

A Time Impact Analysis (TIA) is a technique used to estimate the impact that changes will have on your project schedule. The purpose of this analysis is to determine how past delays and other activities will impact your construction project. CPMPlanners has years of experience with all types of time impact analysis methods including:

  • Time Impact Evaluation
  • Modeled, Additive, Single & Multiple Base Analysis
  • Impacted As-Planned
  • Impacted Baseline
  • Impacted Update Analysis
  • Fragnet Analysis
  • Fragnet Insertion

Our Time Impact Analysis Claim Consultants will review a party’s performance and use industry-standard means and methods to identify, quantify, and prepare TIA claims for time extensions or to substantiate delays. Your consultant will perform several steps including:

  • Contract analysis
  • Review & validate/compile as-planned schedule
  • Insert fragment of activities representing delays into a reasonable as-planned schedule
  • A constructability review of the impacted schedule
  • Identify variances between planned & impacted schedules
  • Causation analysis
  • Identification, quantification & apportionment
Window Delay Analysis

A windows delay analysis is used to measure the impact that delays or disruptions can have over your project. This time-impact analysis technique estimates the causes and effects of the change to the critical path method (CPM) overtime periods called “windows”. The basic concept of this method of delay analysis is to compare the planned versus actual performance during a period of construction time.

CPMPlanners will perform all the required tasks to produce accurate and detailed contemporaneous windows delay analysis to address your project needs. We are capable of offering ongoing support to prepare and assess all the variables required for your construction delay claim.

We will perform all the necessary measures to complete your windows analysis for construction schedule updates. We will thoroughly review all documentation, testimony, and correspondence to determine responsibility for the delays. The steps we follow include:

  • Contract analysis
  • Review & validate planned schedule
  • Review & validate/compile as-built schedule
  • Identify variances between planned & as-built schedules
  • Identify the controlling chain of activities

Non-CPM based schedules consisting of open-end tasks always fail in Schedule Health Check & Integrity Tests due to which updating, monitoring and controlling becomes difficult subsequently making the Time Impact Analysis (TIA) for Extension of Time (EOT) claim, completely IMPOSSIBLE!
